Tips to Finding Rental Housing for You and Your Pet

 

Let’s face it, moving is stressful whether planned well in advance or necessary at a moment’s notice. However, having to leave behind beloved pet shouldn’t be one of those stressors. Here are some industry tips to help you and your pet find the right home.

  1. Give yourself as much time as possible for your search and use online rental search tools to research pet friendly properties.
    1. Sites like Rent.com, Apartments.com and even Craigslist allow you to search specifically for homes that allow pets. Always contact landlord or management to learn more about their pet policy including fees, pet rent, and breed restrictions.
    2. Use friends, family, and social media networks to find opportunities.
    3. Look for properties for rent by owner. Many times it is easier to negotiate with a single person than a company with set policies.
  2. Show potential landlords that you’re a responsible pet owner with a great pet!
    1. Create a resume for your pet that showcases their best qualities and includes their photo, history (adoption story), favorite activities, certifications, and you as an owner. Other helpful things to add:
      1. Letter of reference from previous landlord, neighbors, pet caretakers, etc.
      2. Vet records or letter from your vet that shows your pet is up-to-date on vaccines and is spayed/neutered.
      3. Proof that your pet has completed training or obedience classes. If your dog is a breed frequently restricted by property managers, consider  getting your pet Canine Good Citizen certified.
      4. Sample pet resume. You can search for more online to get some great ideas or you can use this online Pet Resume Builder.
    2. Offer to let the landlord meet your pet
      1. Help your pet put their best paw forward by grooming them before the meeting and helping them relax by getting out some of their playful energy.
      2. If you can’t set up a meeting, have cute pictures or videos of your pet to show.
    3. Offer to get renter’s insurance or canine liability insurance that will cover your pet and list management/landlord as additional insured.

      2. State Farm does not have breed restrictions. Find a local agent to get started.
    4. Crate train your dog. Sometimes, landlords like to know what you plan to do with your pet when you are away from home. Having the ability to restrict your dog’s access to the property while you are away might help. Just remember, properly crate training your dog takes time and patience. The Humane Society of the United States provides an online guide to crate training.
  3. Get your dog DNA tested. This can be especially helpful for “pit bulls” as they are often incorrectly identified by looks alone. Having documentation that your dog is in fact a mix of breeds could lead to greater acceptance.
  4. Be ready to pay associated pet fees. Generally, this includes a non-refundable fee and sometimes a small increase in rent called “pet rent”. These fees depend on landlord preferences and are subject to change. Our research indicates that pet fees are around $300 for one pet and $500 for two. Pet rent, if assessed, is generally $10-$15 per pet.
    1. Money talks. If you are having difficulty finding a place, offer to put down a larger deposit.
  5. Always be honest about your pet. Dishonesty could mean finding a new home for you and/or your pet on short notice. It’s worth taking the time to find the right home first rather than having to start over.
  6. Once you’ve found a good home for you and your pet, make sure the lease puts into writing the pet agreement you and your landlord have worked out.

The term “Aggressive Breeds” is often used by apartment complexes and management companies. However, there is no such thing as an “Aggressive Breed”. In lieu of this terminology, Humane Society for Greater Savannah will use the term “Blacklisted Breeds” which generally but not necessarily refers to breeds such as Pit bull, American Staffordshire Terrier, Rottweiler, German Shepherd, Husky, Chow, and Doberman Pinscher. Again, we encourage you to contact the leasing office for more information as policies change and some are willing to work with you and your beloved pet. PAW Properties:

The Humane Society of the United States (HSUS) provides Pets Are Welcome: Renter’s Guide which includes a list of apartments that are part of their Pets Are Welcome initiative (PAW). These apartments allow cats and dogs regardless of size or breed.

Tips for Keeping Landlords and Pets Happy

 

As a pet-owning renter you represent not only yourself but a wider community. In order to gain greater acceptance for pet-owning renters, we all need to do our best to act responsibly.

  1. Follow the agreement you and your landlord signed.
  2. Make sure to clean up after your pet and that it is always under your control when outside. This will keep your landlord and your neighbors happy.
  3. Keep pets up to date on vaccinations and preventative care. Some landlords may require a flea prevention regimen.
  4. Get your pet spayed/neuter. Visit PetFix Savannah or call at 912-354-6265 for a low cost spay/neuter appointment.
  5. Repair any property damage quickly and responsibly.
  6. Seek behavioral assistance early for any issues that may cause disruption to your neighbors or landlord.
    1. The Humane Society of the United States offers a lot of online training tips for cats and dogs
    2. Sign-up for HSGS Good Dog Training Classes. These classes are held Saturdays and Sundays and you can attend as many or as few as you like. Cost is $10 per class, cash only.

What if Your Landlord Says Your Pet Must Go?

 

The information provided here does not constitute legal advice. When dealing with landlord-tenant issues, seek professional legal assistance.

  1. Review your lease. Changes cannot be made without both sides agreeing.
  2. See the Georgia Landlord Tenant Handbook for frequently asked questions and information regarding evictions. Your landlord cannot go into your apartment and remove your pet or force you and your pet to leave without going through the proper legal procedures.
  3. If you are faced with eviction or loss of your pet, seek legal assistance immediately.
